Ready To Rent? Consider These Tips | Real Estate Investment Advice

These days, renting a home can be a much more prudent move than trying to purchase a home. However, when you are searching for a rental property, there are many things you should know before you begin the big search. Consider the following prior to renting.

While you can certainly hit the streets alone, searching for a perfect rental, it can be much easier to find an ideal unit by going through a real estate agency that specializes in rental property management. Not only will they have an excellent selection of rental properties, they also will help you negotiate your lease and act as an intermediary between you and your landlord if you need maintenance work, have questions or need to settle a dispute.

They can help you find a rental unit in your ideal area for the best possible price. Their selection runs from one-bedroom apartments to townhouses to spacious single-family homes.

One of your worries might be finding a rental unit if you have less than perfect credit. In the past, this has certainly been an obstacle for some renters. However, in the current state of the economy, landlords are a bit more forgiving about a lower credit score. What might be most important is that you can provide proof of steady wages that easily cover the rent. Typically, you should only be spending about a third of your income on your rent.

One of the most important things to do when renting a home or apartment is to really take the time to read your entire lease. Occasionally, you will find a landlord that will add items about rent increases, automatic lease renewals or unlimited access to the rental. You want to make sure that the lease is reasonable and that you understand each part, which is another reason why it can be better to work with a property management firm, who will help you with the lease process.

Once you have found a place and successfully negotiated your lease, you will be taken on a walk-through of the unit. Be sure to bring a camera and make a note of any damages you find on the property from scratches on walls or stains on carpets. Your landlord probably already has cleaned and painted the property, but if you do find cosmetic damages or more serious damages, you want to show proof that these existed prior to your moving into the rental. This way, you are far more likely to get your security deposit back after you move out.

Something else you should not neglect is the purchase of rental insurance. Your landlord is not responsible for damages to your property, even if there is a fire or theft. So, you need to protect yourself. In addition, rental insurance does not cover flood damage, so you will have to purchase this separately if needed. Rental insurance usually costs less around $10 or $12 per month, so it isn?t a huge monthly expense, just a very important one.

Fun. Ready To Burn Bright At MTV Movie Awards

‘It’s an opportunity to have a performance that will be talked about forever,’ band says of taking the Movie Awards stage on June 3.

Given that Fun. are the first musical act announced for the 2012 MTV Movie Awards, you’d think they’d be privy to all sorts of insider info on the big show, like potential hosts, nominees, etc. But, you’d be wrong. Turns out, they’re just as much in the dark as the rest of us.

“We haven’t heard anything. Who’s going to be there?” frontman Andrew Ruess laughed. “Jackie Chan? Jon Bon Jovi? They better be there, for sure.”

Sadly, we can’t vouch for either gentleman’s availability on June 3, when the Movie Awards air live from the Gibson Amphitheatre in Universal City, California. But we can tell you that the guys in Fun. are planning on making the most of their time on stage, by going big with their performance of chart-topping smash “We Are Young.”

“It’s one of the most flattering things that’s happened to us on this rollercoaster ride of this song and this album, because I just remember watching all those award shows — like the Video Music Awards and Movie Awards — and you always wonder like how they’re doing it, what their big reveal is going to be, all those other type of things,” Ruess said. “We’ve had meetings about how our set’s going to be and what it’s going to look like, and it’s so exciting. It’s so exciting how much effort MTV puts into this show, like, we have to show up and play the song, but they build this whole entire world around us, and it’s so amazing.”

“It’s also an opportunity to have a performance that will be talked about forever,” guitarist Jack Antonoff added. “Like, I still talk about [the 2000 VMAs], when Eminem had the thousand people dressed like him, or when Smashing Pumpkins did ‘Tonight, Tonight’ [at the '96 VMAs] … these are moments that, for us, growing up, last forever, and if we could pull off something like that, it would be amazing.”

And as if being tapped to perform at the 2012 Movie Awards wasn’t already a big enough deal for the band, there’s also the fact that they’ve got previous MTV awards-show experience … though, to be fair, this will be the first time they’ve actually been invited to attend.

“I went to the Video Music Awards when I was 14. My friend from camp had a friend who had a dad who was involved, and we sat near Rebecca Lobo and the Spice Girls,” Antonoff said. “It was the year that Fiona Apple gave the big speech, which, in hindsight, was pretty inspiring. My mind was blown, and I thought ‘This is just filled with famous people, and somehow I’m in the middle of it.’ So, to be able to go back to an MTV awards show — not through a friend of a friend who has a dad who works at Viacom — but to actually be invited, is an honor.”

The 21st annual MTV Movie Awards air live Sunday, June 3 at 9 p.m. ET/PT from the Gibson Amphitheatre in Universal City, California.

Usher Makes Fans ‘Scream’ With New Dance Single

Club track is second release from singer’s upcoming Looking for Myself.

With nine #1s, Usher is easily one of the most reliable hitmakers in the game, and he may have just found his next smash hit. The R&B superstar released his latest single, “Scream,” on Thursday (April 26), and it has chart-topper written all over it.

The Max Martin-produced banger finds Usher in familiar territory, singing the virtues of living for the moment — just as he did on 2010′s “DJ Got Us Fallin’ in Love,” which was also helmed by Martin. With a pounding beat and a massive, swelling hook, the song returns Usher to the club after his recent foray into slow-jam territory with “Climax,” the Diplo-produced first single from his forthcoming Looking for Myself.

“I see you over there, so hypnotic Thinking ’bout what I do to that body/ I get you like ooh baby baby,” Ush sings. “Got no drink in my hand/ But I’m wasted/ Getting drunk off the thought of you naked/ I get you like ooh baby baby.”

In addition to his own new album, Usher also recently hit the studio with David Guetta to record a follow-up to their hugely successful collaboration “Without You.” Usher made a surprise appearance during Guetta’s set at Coachella on April 14.

“These are really big records that we’re working on right now,” Guetta told The Hollywood Reporter of his new track with Ush. “It’s really crazy.”

Looking for Myself is set for release on June 12 and is expected to be released in both standard and deluxe editions. The album is Usher’s follow-up to his 2010 smash Raymond v. Raymond, which produced the massive singles “OMG” and “There Goes My Baby.”

For his new record, Usher returned to work with many of his Raymond collaborators, including Rico Love and Jim Jonsin, as well as Diplo, Martin and Salaam Remi, who is best known for his work with Nas and the late Amy Winehouse.

Justin Bethel, NFL Draft Prospect, Shows Off INSANE Vertical


Justin Bethel, a defensive back from Presbyterian College and NFL draft hopeful, may never make it to the pros – but at least he’s made an awesome viral video.

Prepping for workouts he hopes will earn him a spot on an NFL team next fall, the football star was caught on video jumping onto boxes five feet into the air.

That’s a vertical leap of 60 inches. Yes, six-zero.

Bethel is a pretty legit player, too. He was named Big South Defensive Player of the Year, recording 87 total tackles with 3.5 tackles for a loss, one sack, a forced fumble, three blocked kicks, four interceptions and a punt return touchdown.

Athletic, competitive and versatile, while possessing strong character, motivation, intelligence and work ethic, some scouts say he could be a draft sleeper.

Here’s hoping, if only for more clips like this.

Kevin Garnett Interrupts Live Pregame Broadcast


The Boston Celtics’ Kevin Garnett interrupted a live broadcast before Tuesday night’s game against the Miami Heat, creeping menacingly behind a pair of reporters.

The gregarious seven-foot forward did not play in the game, during which both teams largely sat their stars in preparation for the upcoming NBA playoffs.

That probably explains the comedic moment from the future Hall of Famer, who’s normally in such an intense zone before games that it borders on scary.
